Notice is hereby given, in accordance with the Town and Country Planning (Local Development) (England) Regulations 2012, that Teignbridge District Council is consulting on the proposed Main Modifications and Additional Minor Modifications to the Teignbridge Local Plan 2020-2040 and accompanying Appendices, along with Sustainability Appraisal work and Habitats Regulations Assessment.

Teignbridge District Council would like to invite you to comment on the Main Modifications to the Plan and its supporting documents before the closing consultation end date on 1st October 2025. These comments will be sent to the Planning Inspectors examining the Plan.

Comments can also be made on the Additional Minor Modifications proposed to the Plan. These will not be considered by the Planning Inspectors but will be considered by Teignbridge District Council.

Once adopted, this new Local Plan 2020-2040 will replace the current Teignbridge Local Plan 2013–2033 which was adopted on 6 May 2014. The updated documents contain modifications required and recommended by the independent Planning Inspectors during and following the Local Plan Examination Hearings.

What is included in the paper consultation pack?

If your Town or Parish Council is within the Local Plan area or adjacent to the Local Plan area you will shortly receive a consultation pack containing documents relating to the Teignbridge Local Plan 2020-2040 Main Modifications consultation.

Parish and Town Councils that are wholly within Dartmoor National Park will not receive a hard copy of documents but are able to view all documents on the Council’s website.

The following documents will be sent out:

  1. Schedule of Proposed Main Modifications
  2. Schedule of Proposed Additional Minor Modifications
  3. Tracked change version of the Main Modifications Local Plan 2020-2040 and Appendices.
  4. Need-to-Know Guide (which provides a summary of all the information about the Plan)
  5. Paper copies of consultation form

How can comments be made?

Comments can be made on any or all the Main Modifications to the documents listed above using the following methods:

  • Online: The online form is available at www.teignbridge.gov.uk/mainmodifications
  • Paper Response Form: Copies of the response form are available on request.
  • Email: If possible, the response form should be used, but emailed comments will be accepted, providing that the Main Modification number is included for each comment. Please email comments to localplanreview@teignbridge.gov.uk
  • In writing: If possible, the response form should be used, but written comments will be accepted, providing that the Main Modification number is included for each comment. Comments should be posted to Forde House, Brunel Road, Newton Abbot, TQ12 4XX.

Late comments will not be taken into account, other than in exceptional circumstances.

When is the consultation period?

The consultation runs for eight weeks from noon on 30th July until noon on 1st October 2025.

How will the community be engaged?

Throughout the consultation we will be sharing information with our communities through our website, newspapers, social media, and the resident’s newsletter. We will also provide hard copies of the main documents in the following libraries:
